How it works

How a Gables inspection runs

From the first enquiry to the call after your report, in six steps.

  1. 01

    Tell us the stage

Your lot, your builder and the stage that is next. The online form returns a price straight away.

  2. 02

    Fixed quote

One figure for the visit and the report, agreed before anything is booked.

  3. 03

    Date set to the trades

We pick the day the work is complete and still uncovered, then confirm the inspector by name.

  4. 04

    On the lot

Measured, photographed and checked against your drawings, usually inside two hours.

  5. 05

    Report delivered

Often that evening: each item located, illustrated and matched to the clause it fails.

  6. 06

    Questions answered

Ring the inspector who attended to sort urgent items from ones that can wait for the next stage.

FAQ

Building inspections in Gables: common questions

How is a Gables inspection priced?

By the stage being inspected and the size of the home, so a single storey slab costs less than a full handover on a double storey. Use the instant quote form for a firm figure before you book. Travel within The Hills is part of the quote.

How soon can you get to a lot in Gables?

Most bookings are covered within the week, and a pour or a tiler arriving tomorrow can often be covered at short notice. Ring as soon as the builder gives you a date.

When does the report arrive?

Within 24 hours of the visit, and stage reports frequently land the same evening so the builder has them before the next trade starts.

Which stages matter most on a Gables build?

Slab and frame for the structure, handover for the final list. Our Gables slabs keep turning up missing step reinforcement and short cover, and our frames keep turning up connections that differ from the engineering. Lock-up is worth adding if you want the services clearances checked.

Why do you mention balconies so often?

Because many homes here have a tiled balcony above a room, and our Gables reports have recorded undersized balcony drains, a membrane not taken into the overflow and tiles laid on dabs instead of a full bed. Each of those ends as a leak or a cracked tile.

Does the principal certifier do the same job?

No. The principal certifier attends the critical stage inspections so the occupation certificate can be issued. That is a compliance role for the certificate, not a defect list written for you, and nothing in a standard NSW contract stops you engaging your own inspector as well.

Which council covers Gables?

The Hills Shire Council. Gables was gazetted as its own suburb on 17 July 2020, from land that was mostly part of Box Hill plus a smaller piece of Maraylya, so older paperwork may still show Box Hill.

What standards are your reports written against?

Stage and handover reports use your contract and plans, the National Construction Code and the Guide to Standards and Tolerances 2017. Slabs are read against AS 2870, timber framing against AS 1684 and wet areas against AS 3740. Resale reports follow AS 4349.1, with AS 4349.3 for timber pests.

Are Gables inspections carried out under a NSW licence?

Yes. The NSW Fair Trading licence number appears in the banner on every page, and we carry professional indemnity and public liability cover.

What warranty protects a new Gables home?

Under the Home Building Act 1989 the statutory warranties run for six years on major defects and two years on everything else, measured from completion. A dated report made before handover is the clearest evidence of what was there at the start.

Can I attend the inspection?

You can, and many owners come for the last half hour so the inspector can walk them through the main items. Site safety rules and the builder's access conditions still apply.

Which suburbs around Gables do you cover?

Box Hill, Vineyard, Oakville, Maraylya, Nelson and the rest of The Hills and Hawkesbury fringe, along with the wider north west.

What should I do once the report arrives?

Send it to the site supervisor, ask for a written response on each item, and book the next stage. If anything is disputed we can explain the requirement to the builder directly.
