Why it matters here

Fixing inspections on Gables builds

At fixing stage in Gables the outside of the house often matters more than the inside. We have recorded render covering control joints, an articulation joint built on the wrong side of an opening, expansion joints that stop partway up a wall, and a balcony drain that was undersized or not yet connected. Inside the shower, puddle flanges standing proud of the floor.

What we find at this stage in Gables

  • Render over control joints
  • Articulation joint in the wrong place
  • Expansion joints not continuous
  • Balcony drain undersized or missing

FAQ

Fixing inspections in Gables: common questions

Why look outside at fixing stage?

Render and joint sealing are usually finishing at the same time, and joint problems are much easier to correct before the painter.

What is wrong with render over a joint?

The joint exists to let the wall move. Render bridges it, and the crack appears along that line anyway.

Is the meter box termite label looked at during fixing?

Yes. We look for it in the meter box and record it if missing.

How long is the visit?

One to two hours.

Can the builder still change a joint location?

At this stage it can be cut in where the plans show. Later it becomes a rectification.

What happens with the list?

The builder works through it before painting and we recheck at handover.
